Keep an Eye Out for These Signs of Foundation Failure

Foundation damage occurs due to changes in the soil underneath a building. Whether due to excessive water, improper soil compaction during construction, or even tree roots, when the ground expands or retracts, the foundation will move. Fortunately, foundation damage isn’t hard to spot, and we want to encourage homeowners to get into the habit of checking their homes. Some of the common signs of foundation movement/settling include:

  • Sticking doors and windows
  • Cracks on the walls and bricks
  • Gaps between the crown molding and ceiling
  • Gaps between the caulking in your windows and doors
  • Cracks in floors
  • Your patio is pulling away from the house
  • Wallpaper creases or wrinkles
  • Nails pulling away from the wall
  • Sloped floors
  • Bowed walls

How Does Foundation Repair Work?

Foundation repair is a complicated job best left to the professionals. The situation won’t get better on its own. We use our Perma-Pile system to level the slab, ensuring ultimate accuracy. Foundation repair occurs in several steps:
We use state-of-the-art technology to take electronic elevation readings of the slab. While we also use visual inspection techniques, utilizing the technology available to us enables us to gain a precise, big-picture view of your foundation. We can tell if it is level or out of alignment down to one-tenth of an inch! We will determine if your home is experiencing normal movement or is in need of repair.
Based on the data acquired during the foundation inspection, we develop a repair plan to properly repair your foundation. We will discuss and explain the repair with our customers and answer any questions they may have.
Based on the repair plan, technicians will locate and dig holes around the foundation to access the grade beam. Once the access holes are dug, we will install pressed pilings under the house. Pilings are concrete cylinders that are pressed into the ground to the point of refusal. Hy-Tech technicians will always discuss the dig plan in advance regarding excess dirt, dirt storage and timeline.
Once we dig the holes and/or tunnels, and press all pilings, we’re ready to lift/level your foundation. Lifting the foundation isn’t as complicated as it sounds. We use 20-ton jacks in each hole to slowly raise and level the slab. As every house handles leveling differently, there is always potential for a small amount of damage to sheetrock and in fewer cases plumbing drain lines. Hy-Tech will discuss potential damages with each customer prior to leveling. As well, the potential to close existing cracks caused by settlement will be discussed prior to leveling.
When the leveling is complete, and updated elevations are recorded, the backfill and cleanup begins. Hy-Tech technicians will backfill all holes and tunnels, remove any excess dirt upon request, and concrete patch all concrete breakouts. If any landscaping was removed in order to dig holes, we will make every effort to save any plants that were affected. It is our goal upon completion of your job to leave your property in at least as good of condition as when we arrived.
